We only look for the best opportunities, in the right market, in the right location. Anything with less than a potential 8% net yield and scope to add value is not presented to investors. Typically, the opportunities we put forward offer between 10 and 15% - we exercise the tried and tested philosophy of quality over quantity. Quantity without the necessary due diligence can lead to low yields and greater exposure to risk in the longer term.   

The first part our process starts with detailed upfront appraisal of any opportunity of interest, where we really dig into the numbers and income generating potential. A very important part of this is ensuring that there are no local restrictions, for example Article 4 restricting the conversion from C3 to C4. A lengthy planning process adds complication, cost, a high risk of being declined and an extended project timeline, which of course often means higher cost of finance and a negative impact on the lifetime return of your investment.  

Also important is ensuring that the ratio of supply and demand is healthy in the chosen area - the property may look good on paper but if there are no tenants looking for what you'll be offering to the market, it means nothing. As an experienced HMO specialist agent, we know which areas work.

These are just two of the many considerations which high-volume sourcing agents often don't look at, potentially leaving you out of pocket with a property which isn't fit for the desired purpose, or even the existing use if currently classified as a HMO. We do things differently and work with all parties from start to finish to ensure that all important factors have been considered before any money has been spent, or we charge any fees.

Design & Conversion

Once we know that the project is feasible, getting this right is critical to the success of the project.

From the point we have access to the existing floor plan and have visited the property at the feasibility stage, we sketch out potential options for reconfiguration. 

The layout is carefully optimised to incorporate desirability for tenants in the current (and anticipated future) rental market, with full compliance to the particular council's HMO amenity and space standards. 

The reconfiguration and compliance / fire safety requirements are then itemised and drafted into a specification of work, which forms the basis for our tradesmen to create a full schedule, ready to action immediately when the purchase is completed.
